During the past years, we have represented our clients in the purchase and sale of commercial buildings, single and multifamily homes, cooperative apartments, condominiums, tenants' rights and vacant acreage. We offer initial advice regarding your dealing with the broker, assist in negotiating the contract of sale, facilitate the clearing of title objections raised by the title insurer, draw closing documents, and arrange and attend the closing. Our policy is never to limit our efforts to merely attending the transfer of title (the "closing") with you. We are ethically-bound to take a more comprehensive approach to protect your interests effectively, especially in a real estate transaction where you have large financial and other rights and obligations at stake at each stage of the process, from the real estate broker(s) compensation arrangement, to the potential liabilities you face in the transfer of ownership, to the tax consequence of the transaction.
We feel we can only zealously advocate your interests if we act on your behalf from the outset of the transaction through to our preparation of a formal closing statement in which we memorialize the transaction that occurred.
We attempt to strengthen your position as either buyer or seller in the drafting of the rider (which contains extra legal provisions to protect your rights which are not contained in the standard form of contract). We employ a Purchaser's Checklist to insure that you are aware of your rights and obligations, and of the risks you face. If we represent the seller, we employ the counterbalancing Seller's Checklist. In order that you understand what services we offer and our attendant charges, we attach an example of the Engagement Letter we use for form and would send you at the outset of a real estate transaction.
